Ranj’s story

Ranj Bhamra grew up understanding what home means. For many
Indo-Canadian families, a home isn't just a purchase — it's the
foundation for generations. That understanding shapes how he
practices real estate today.

As a REALTOR® with Coldwell Banker Universe Realty, Ranj serves
families across South Fraser — from first-time buyers taking their
first step onto the property ladder, to growing families trading
up to detached homes, to NRIs purchasing investment property in
BC from overseas. What ties them together is what ties Ranj to
this work: real estate is about people, families, and futures.

Ranj focuses his practice on South Fraser because he knows it.
Not the "I looked it up on Realtor.ca" kind of knowledge — the
"I've walked these streets, I know which schools are strong this
year, I know the difference between the good side and the tricky
side of a subdivision" kind of knowledge. Newton, Fleetwood,
Clayton Heights, Cloverdale, Guildford, South Surrey, Willoughby,
North Delta, White Rock — this is his territory.

Fluent in English, Punjabi, and Hindi, Ranj serves the Indo-
Canadian and broader South Asian community with cultural fluency
that big-name portals and generic agents can't match. From joint
family home purchases with multi-generational considerations, to
understanding vastu preferences, to navigating international
buyer requirements, Ranj brings depth where it matters.

How Ranj works

Principle 1: Straight answers, always

Real estate is emotional. My job is to bring the data. If a property isn’t right for you, I’ll tell you. If your timeline doesn’t match the market, I’ll tell you. If pricing your home too high will hurt you, I’ll tell you. You deserve honest guidance, not a sales pitch.

A home is more than the four walls. It’s the school catchment. The commute. The proximity to the gurdwara or temple. The neighborhood in ten years. When we look at properties together, we look at all of it — because you’ll live with all of it.

Principle 3: Long relationships, not quick transactions

Most of my new clients come from referrals — families who worked with me on their first home coming back for their second, or introducing me to their siblings and friends. That happens because I show up the same way for a $500K first condo as I do for a $2M dream home.
